LANDLORD GAS SAFETY CERTIFICATES.

Landlords by law have a legal obligation to have the gas pipework, appliances ventilation and flues in their rented properties inspected for gas tightness, and safe operation. There is also a legal obligation to have the gas appliances in their rented properties maintained. (In other words Serviced) A Landlord that fails to adhere to Gas Safety regulations could face a £5,000 fine or 6 months imprisonment.

Please note we do not offer Landlord Gas Safety Certificates were a Landlord does not want the appliances serviced at the same visit)

Please note

*  ExcludesGas Fires.

** If there is a gas cooker or hob in a rented property, there will be no additional charge providing the appliance requires no alterations, repairs or upgrading)

*** If there is only a Gas Fire in a rented property the price will be £90 inc.

GAS AND ELECTRICITY AVAILABLE

Many properties these days have pre paid Gas and Electricity meters. There has been occasions when arriving at properties that no gas or electricity is available, and the emergency credit on the meter has been used up. Without either of these, it is not possible for the gas engineer to carry out the necessary safety checks on the gas appliances, pipework and flues in the properties Should we find this situation on arrrival at any property, there will be a £30.00 inc charge, which will not be deductable at any future inspection.
