LANDLORD GAS SAFETY CERTIFICATES.
Landlords by law have a legal obligation to have the gas pipework, appliances ventilation and flues in their rented properties inspected for gas tightness, and safe operation. There is also a legal obligation to have the gas appliances in their rented properties maintained. (In other words Serviced) A Landlord that fails to adhere to Gas Safety regulations could face a £5,000 fine or 6 months imprisonment. We can help you comply with your legal obligations.
When there is a gas cooker or hob in a rented property, it will be inpspected free of charge, providing it doesn't require a repair, alteration or up grading.

GAS AND ELECTRICITY MUST BE AVAILABLE
Should we be asked to carry out any work in any property, please ensure that the property has gas and electricity available. Sounds obvious, but many rented properties are served by card fed meters. There have been occasions that on arrival, the meter's emergency credit has been used. Safety checks and servicing can't be carried out without gas and electricity being available. If we turn up at a property which has no gas or electricity, it will not be possible to carry out safety checks and issue a CP12. The Landlord will be charged a fee of £30.00 which wont be refundable against a return visit.
